Real estate purchase without Dubai finance
Investing in off-plan property development projects
The purchase of off-plan properties, i.e., properties that are still in the planning or construction phase at the time of sale, is very common due to the very high commissions that developers pay to brokers and agents. This means foregoing the high rental yields of 7.7% on average in Dubai for the entire construction period of 3, 4, or more years. In addition, according to statistics from the Dubai Land Department, construction projects are delayed by an average of 12 months. This loss of rental income means that the value of the off-plan property must increase by more than 42% in order to even come close to what could be achieved with an existing property over the same period.
No access to debt capital for leverage
Real estate agents and other market participants continue to spread misinformation about real estate financing in Dubai and even advise against it. However, they themselves are unable to successfully arrange real estate financing with local banks in Dubai. But those who forego financing when purchasing real estate also forego the attractive leverage of debt capital. Real estate investments make significantly less sense without external financing.
Excessive real estate purchase price
Even today, real estate in Dubai is often sold at significantly inflated prices. In some cases, a 20-50% premium is added to the actual market value, and uninformed buyers are ripped off. The ignorance of many real estate buyers is shamelessly exploited.
No personal bank account
Banks in Dubai do not open accounts for foreigners, i.e. people who do not have a visa or Emirates ID in Dubai. The effort involved on the part of the bank is too high. Many brokers and market participants take advantage of this and try to earn extra money through complex contracts and trustees. Without your own bank account in Dubai, however, you are always dependent on third parties. They control your money and charge unnecessarily high fees and costs.
Purchase of poor developers and projects
Real estate agents receive very high commissions when brokering properties from developers. In some cases, these commissions amount to 10% or more. Particularly poor developers pay high commissions for the sale of their projects. This gives agents an incentive to sell poor developers and projects. This puts the buyer at risk of losing their deposit of 10% of the property purchase price, often sums of $100,000 or more.
